Description

The redevelopment of Kop Van Zuid was not only a successful regeneration but also changed Rotterdam's image from an industrial port to 'Manhattan on the Maas'.

Specific Areas of Kop Van Zuid

Entrepot features redeveloped, mixed-use warehouses with boat docks in the front and underground car parking. It has over 400 residenial units, houses and apartments, for sale or rent. Cranes, artifacts of the maritime hisory, are now used as sculptures in the marina. Skylight windows provide the interior of the warehouses with natural light. Rooftop gardens and planted balconies are also included in the warehouses' design. Entrepothaven is the original location of the port industries over 100 years ago.

Landtong is surrounded by water on three sides and has luxury houses and apartments which are located on quiet courtyards. Each type of residence has either a balcony or a rooftop garden and all have views of the harbors and rivers. Plien Loods 24, a prewar landmark also commemorates the Jews deported from Rotterdam at this location during World War II.

Wilhelminaplein, a Jewish community, has named its streets in honor of the Jewish families killed in World War II. The form of these apartment buildings' is stair-stepped, providing good natural lighting and green rooftops.

Zuikade is the location where the Erasmus Bridge joins Kop Van Zuid's shore. This is also the location of the transport exchange. Close to the bridge is the Luxor Theater, designed by architect Peter. Kop Van Zuid's first housing complex, Peperklipis, designed by Carel Weeber, and the one hundred meter tall Wilhelminatoren are other Zuikade landmarks.

Stadstuinen is a quiet residential neighborhood withs, avenues and small parks with playgrounds such as W.G.Witteveenplien and Spoorvenhaven, for the resident families. Over 950 units include flats,apartments and single family homes with front and back yards, balconies or terraces with each. This area is bordered by Laan op Zuid tram line, Binnenhaven quay, Lodeswijk Pincoffsweg connecting Feijenoord, Katendrecht and Kop Van Zuid. Vuurplaat shopping center is in Zuikade.

Wilhelmina Pier retained its original warehouses and other structures, including the Holland American Cruise Lines, whose headquarters are now The New York hotel and cafe. Currently, the old Holland American Cruise Line terminal is used as an arrival-departure point for all cruise lines stopping in Rotterdam. Leidsche Veen, Pakhuismeesteren, Montevideo nad De Rotterdam are some of the refurbished warehouses which are mixed-use facilities. The Toren op Zuid, a post-modern office building, provides a dramatic constrast with the historic buildings closeby. All traffic on Wilhelmina Pier is one way to encourage pedestrian and bike use but allow for deliveries to the businesses here.

The Project manager is responsible for the entire project and is the contact person for the municipal departments andlocal politicians.

Partnerships and Other Teams:

Communication Team is responsible for: distribution of project information; promote uniform public image of project and answer general questions about Kop Van Zuid and refer specific project questions to the appropriate person in charge of that area.

Mutual Benefit Project Team's goal is to stimulate activity and employment linking residents with the business opportunities in Kop Van Zuid. Their responsiblities are: provision of information; mediation; recruitment; training courses for entrepreneurs; organizing corporate networks;convenience services and support schemes.

Public Private Partnership reviews all projects for Kop Van Zuid to ensure compliance with Kop Van Zuid's development goals of quality, coherence synergy and equalization. Kop Van Zuid is considered a mega project by the state government. Given the size of the project, Rotterdam and the state could not pay for buildings on Kop Van Zuid as well as infrastructure. Interested corporations had to finance the construction of their buildings but the land remained the city's. The main infrastructure was paid for by the government.
